I recently moved into this building and, although it looks nice from the outside, the internal quality has been extremely disappointing — especially for a new property.
I have only been living here for two months and I’ve already experienced several issues:
• The kitchen sink started leaking and had a very terrible smell.
• Shortly after, the bathroom sink also began leaking.
• Water from some units was leaking down into the gym located below, and as a result, they had to open two large holes in my apartment wall (and others also) to investigate the cause.
• After my wall was opened, dust spread throughout the entire apartment. The building did send someone to vacuum, but the dust continued to fall from the air and settle on all my furniture and surfaces in the living room.
For a building that is supposed to be new, these problems clearly show very poor construction quality and maintenance. I strongly recommend thinking carefully before renting here.
I was surprised and disappointed to learn that the access cards for the property's amenities come with a hefty charge of 500 AED each, totaling 1500 AED for a 1 BHK unit. What's even more concerning is that this fee must be paid in cash, which feels antiquated and inconvenient in today's digital age.
Given that access cards are a standard for unit owners, I believe it's only fair that they are provided free of charge. It's especially unreasonable for the developer to charge for them, especially when a homeowner is purchasing a property from them.
After a year since the developer/building management company that implemented this system, and yet, it still feels unfair and unprofessional.
We expect transparency and customer-friendly policies when it comes to access and amenities. I strongly urge the developer to revisit this policy and consider providing access cards to unit owners at no extra cost.
In fact, it would be more beneficial for the developer to absorb this cost as part of the overall property purchase price, rather than tacking it on as an additional expense. This would not only enhance the overall owner experience but also reflect positively on the developer's reputation for customer service and community engagement.
