It's a really luxury building with extremely good amenities. The location is perfect for very easy entry and exit in to JVC without getting into the traffic. The washroom is fantastic and sanitary fittings are very high class. Building is well maintained and very clean. Highly recommended. Before moving I got scared looking at some other reviews mentioning water leakage, however that was probably some misconception. I haven't encountered any problem at all.

This was the worst tenancy I’ve experienced in Dubai. The bathroom and kitchen constantly leaked, and I spent nearly 8 months asking for my bathroom to be repaired. The landlord kept blaming building management, and building management blamed the landlord, leaving me stuck in the middle with no solution and forced to live in those conditions.
When moving out, I was unfairly forced to pay an additional AED 1,000 security deposit, despite already having paid upon moving in and having proof via email (they never provided a receipt the first time and even said the second time we don’t have receipts???).
To make matters worse, the building’s security guard became aggressive and laughed in my face when I raised the issue, calling me a liar and attempting to intimidate me simply because I’m a younger woman.
Overall, completely unprofessional, negligent, and hostile. I would strongly advise others to avoid dealing with this building.
Marwa Heights is an exceptional building with a perfect balance of comfort, luxury, and convenience. The apartments are spacious with modern finishes, large windows, and beautiful balconies. The amenities are top-notch — including a rooftop infinity pool, fully equipped gym, yoga area, kids' play zone, and even a BBQ lounge.
The building is always clean, well-managed, and has 24/7 security and concierge service. The lobby gives a luxury feel as soon as you enter, and there’s ample covered parking.
Highly recommended for anyone looking for a modern and peaceful living experience in a well-maintained tower.

been living for a year now, love easy access to Alkhail road no hassle traffic in morning, although there were some issues in building but facility management team from Hoam they on it and fixed almost everything, they are very professional.
