Jaddaf Residence (SBK)

I’ve been staying at Jaddaf Residence for a while and would like to share a balanced review based on my experience. On the positive side, the watchmen and security staff are polite and helpful, and the general cleanliness of common areas is acceptable. However, there are several ongoing issues that have made the living experience quite uncomfortable. 🛑 Air conditioning is a serious problem. The AC often emits unpleasant smells, and this issue has been raised multiple times. While maintenance teams respond, the solution is always temporary — the bad smell returns after a few weeks. 🚽 The guest bathroom constantly smells like sewage. Despite multiple complaints and repairs, the issue keeps coming back, making it very embarrassing when guests visit. 🌫️ There is no proper ventilation in the bathrooms. The exhaust fans appear to work (they "move" a tissue when tested), but in reality, they don’t remove humidity — after a single shower, the bathroom fills with steam. ❄️ The corridor ACs are always turned off, making the hallways extremely hot. It seems like an attempt to cut electricity costs, but it compromises residents' comfort. 🏋️ The gym is in very poor condition. Most of the machines are broken or unsafe to use. Cables are worn out, some equipment is dusty and neglected, and the locker cabinets are full of dust. 🔊 Noise pollution is a major issue. The building is surrounded by construction on three sides, with loud work starting as early as 6 AM and sometimes continuing until midnight. It’s almost impossible to get restful sleep or peace during the day. 💰 Rental increases do not follow RERA regulations. Every year, they increase rent by 10% regardless of what RERA allows. Unless you raise a complaint and check yourself, the overcharge stays. Overall, the building has potential, but the management urgently needs to address the AC problems, bathroom ventilation, gym maintenance, and follow proper rental guidelines to make this a livable and trustworthy residence.
