It’s the fire alarms and water stoppages and random noise in the building. It’s been a month and we should have listened to the reviews.
I have mixed feelings about this building, as it has both positive and negative aspects.
The positives:
The management and security teams are excellent — responsive, professional, and supportive.
Areas that need improvement:
Maintenance requires serious attention. Currently, everything is handled reactively after an issue occurs, with no preventive maintenance in place.
The biggest concern, however, is the overall quality of the building. The materials, workmanship, and finishing are among the poorest I have seen. Unfortunately, this does not reflect the high standards that Emaar was once known for.
I live in a three-bedroom apartment with a maid’s room, and the construction quality is disappointing. The walls are gypsum/drywall — there are no concrete walls — and they have been installed poorly, resulting in visible cracks and uneven surfaces that cannot be properly repaired.
The floor tiles are another major issue. Whoever installed them did a substandard job: there are air pockets under many tiles, the grout is either missing or cracked everywhere, and the overall appearance is far below acceptable quality, especially for a building that is only a few years old.
Fire alarms going on daily which is annoying.
Lastly, parking and driving behavior in the basement is problematic. Many tenants drive in the wrong direction or take shortcuts through one-way areas, creating serious safety risks.
I would like to add that building and halls start to smell on garlic…

الغرفة غير نظيفة أبداً. اكتشفت بقايا أكل تحت الصوفة من الساكن اللي قبلي، وحتى بين زوايا كراسي طاولة الطعام في أكل. الأثاث وسخ وللأسف لما أجلس على الكراسي أحس بعدم ارتياح. واضطريت أنظف بنفسي من وراهم!
المكيف فيه مشكلة كبيرة، إذا اشتغل يتحول الحمام إلى مسبح من كثر الماي، وإذا سكرت المكيف ورجعت الغرفة لازم أنتظر ساعة كاملة بس عشان تبرد.
الجدار في الحمام حالته سيئة وكل مرة يتقشر ويتقطع بسبب الرطوبة والماء، منظر جداً مزعج وما يليق بفندق.
وحتى الباب فيه خلل! نص الليل ما يفتح إلا بعد معاناة، وطلبت يعطوني مفتاح بدال الجهاز الإلكتروني، مب معقولة أعاني كل مرة عشان أفتح باب الغرفة.
تجربة جداً سيئة ومخيبة للأمل، وما أنصح فيها أبداً
Very poor security, very poor fire alarm.
Security staff Remi is extremely rude and argumentative. She has no business being in a customer facing role if she cannot control her emotions and her attitude. I witnessed her being extremely rude to another lady that gave her everything she asked for (ID, name, apartment number) and she refused to let her in under the pretext that the tenant needs to call. Meanwhile, all delivery drivers we walking by, dropping their ID and entering and at no point did she question them if the person THEY were visiting was home. It's very inconsistent. Either you apply the rules to everyone or no one. But the issue was not even about the procedure, it was how Remi was talking to this poor lady. Even laughing at her face saying "you're not getting in" and then trying to rope me into it when I'm just watching from the side by asking me "do you see this woman? hahahaha" I was shocked at that question. Her whole power-tripping attitude was poor.
The apartment was amazing! Everything was perfect — very clean, well-equipped, and incredibly well located in Creek Harbour, Dubai. I had a great stay and would definitely recommend it to anyone visiting the city.
Honest advice. Don't think of living here. If you did make the mistake of moving in here, just pack your bags and leave.
Very sorry for the people that dumped their money into buying a place here.
Unliveable due to fire alarm going off constantly. Poor build quality on top of that.
