Lived here 5 years. Over the years, rent has increased and the management demands rent increases by more than what is allowed by RERA. Annually we have to go through the stress of negotiating with management on rent. They will add additional costs here and there to take the most out of tenants “additional charge for improved maintenance”. Speaking of maintenance — i joke with my partner that in this building you cannot expect hot water in winter and cool AC in the summer. And it’s true, it’s been 3 weeks with no hot water. And miraculously today, the AC isn’t cooling. If you’re looking for a place and stumble across this gem, I recommend you look elsewhere — you’ll find much better in the neighborhood. Note: The AC bills are ridiculous for the lack of cooling. For a 2 bedroom, budget for 1-1.5K per month with no guarantee of cooling! Update: the building is currently renting units AirB&B or shared living spaces/partition units. It is no longer a family friendly building.

Warnung: Absolut katastrophales Gebäude! Finger weg! Das Wartungsteam ist völlig inkompetent – sie wissen nicht, was zu tun ist. Wenn man dringend Hilfe braucht, kommen sie erst nach 1–2 Wochen. Warmwasser funktioniert nicht, das gesamte Gebäude stinkt, und die „Techniker“, die die Fehler angeblich beheben sollen, sind eine Zumutung. Ehrlich gesagt: Mein Kind würde das besser hinbekommen. Aus den Decken läuft Wasser – nicht nur bei uns, sondern auch bei den Nachbarn. Jeder beschwert sich. Ich dachte, die Miete rechtfertigt den Preis – aber sie ist nicht einmal die Hälfte wert. In Deira zu wohnen wäre besser, als in diesem Schandfleck von Gebäude. Mein Rat: Hände weg, passt auf euch auf! English Warning: The worst building in all of Dubai – stay away! The maintenance team is completely incompetent – they have no idea what they’re doing. If you need urgent help, they show up only after 1–2 weeks. Hot water doesn’t work, the entire building smells, and the so-called “technicians” who are supposed to fix the problems are a joke. Honestly, my child could do a better job. Water is leaking from the ceilings – not only in our unit but also in the neighbors’. Everyone is complaining. I thought the rent would be worth it, but it’s not even worth half the price. Living in Deira would be far better than in this disgrace of a building. My advice: Stay away and be careful!
