⭐☆☆☆☆ International Buyers Beware – Misleading Sales Practices by Binghatti Direct Sales Team I am writing this review to make international buyers aware of my very disappointing and frustrating experience dealing directly with Binghatti’s sales team after enquiring through their official website. On 19 June 2025, I was contacted via WhatsApp by a Binghatti representative after submitting an online enquiry. The agent quickly pushed for a Zoom call and sent me a sales offer shortly after. During our conversation, I specifically asked whether the AED 40,000 reservation payment would be refundable if I decided not to proceed. He clearly confirmed “yes” by watsapp voice message and sent me his business card. I then provided my passport and transferred AED 40,000 from my company account (no third-party authorization was ever requested, unlike other developers I’ve dealt with). Over the following week, I was repeatedly told that I needed to sign the Reservation Agreement to “secure the unit.” I again confirmed about the refund, and he reassured me it would not be an issue if I decided to cancel. On 26 June 2025, I received the signed Reservation Agreement (not the SPA), which according to the terms, is only meant to reserve a unit before any 20% deposit becomes payable. Soon after, communication started to break down. The agent became unresponsive and kept delaying my calls stating how he was in traffic, busy with another project, not in the office etc. I expressed my hesitation about the unit and wanted him to contact me and even asked him to keep an eye on other projects with higher floors or Burj Khalifa views as that was what I was after. However, after continuous delays and poor communication, I decided to cancel and request a refund on 30 June 2025. From 2 July onward, I was repeatedly told that my refund would be processed “soon.” Each time, he either ignored my follow-up or made new excuses. I was told to email for a refund on 20 July, which I did, and then followed up again on 26 August—still with no action. Despite multiple emails to their complaints and sales teams on 1 October 2025 and several calls leading to nowhere and no one being able to tell me the manager details, no one ever replied for months. Finally, on 28 October 2025, Binghatti emailed me stating that, “after careful consideration,” they would not refund my money. According to their own Reservation Agreement clauses, and based on the clear verbal assurance given to me, this is both misleading and unacceptable. I never signed the SPA or made any further payment, so the AED 40,000 “refundable” reservation fee should have been returned as promised. This experience has been extremely disappointing and has caused significant inconvenience and financial loss. To international buyers: Be very cautious when dealing directly with Binghatti’s sales representatives. Always ensure everything is in writing, and do not rely on verbal or WhatsApp confirmations. My experience shows that promises made by their sales team may not be honored, and post-sale support is virtually nonexistent. Go with another developer or through an agent, don’t make the mistake of thinking if you go direct with Binghatti sales, they will treat you good, as I was falsely led to believe, that they would be with me every step of the way, more like with me until money lands into their account and then nobody wants to speak to you or provide any support. I am so glad I did not proceed further with them, as can only imagine what a nightmare purchase it would have been!

24/7 construction activity! The issue is specifically related to beton (concrete) heavy machines that operate day and night without any break, including during the early morning hours. Every night we awakened by the loud noise of these beton machines arriving at the site and operating during prohibited night hours. This is not a one-time incident—this happens every single day, 24/7, causing severe noise disturbance and sleep disruption for residents. • Time of disturbance regularly throughout the night) • Impact on residents: • Extremely loud noise during sleeping hours • Bright lights and vehicle movement at night • Daily sleep disruption and stress Such nonstop construction activity at night appears to violate Dubai’s regulations on permitted construction hours. Everyone who disturb from this construction u can send email to [email protected] request DDA to take immediate action, investigate the ongoing 24/7 operation, and stop unauthorized late-night beton deliveries and machinery noise.

The light you shine in my eyes at night and the traffic you create in front of our building are very annoying, but the noise you make 24 hours a day is no longer tolerable. I don't know who allows you to make so much noise in a residential area at night. I will soon send a complaint to Dubai Municipality on behalf of myself and the other neighbors.

Very disappointed that Miss sold me took my money never heard from them the cell agent not responding to my WhatsApp emails also head office face I have raised over 38 emails no reply I am shocked massive company do this although they have £16,000 which they promise they’re going to refund it, I had no reply
